House extensions are among the most common residential planning enquiries in Dublin. The first step is to establish whether the proposed works fall within a valid exemption or require a full planning application. The answer depends on the type, size, location and history of the property.
How we can assist
We start by understanding the proposal, reviewing the available planning history and identifying the applicable planning authority and policy framework. The scope of any subsequent work is agreed before instruction.
Do I need permission for a rear extension?
Certain domestic extensions may be exempt if all relevant statutory conditions are met. Commonly quoted floor-area thresholds are not a substitute for reviewing the full regulations, cumulative previous extensions and site-specific restrictions.
Side and two-storey extensions
Side extensions and upper-floor additions can raise distinct planning issues, including street character, overlooking, overbearing impact, daylight and separation distances. Their acceptability cannot be determined from floor area alone.
Protected structures and conservation
Works affecting a protected structure or a property within an architectural conservation area can require particular care. Ordinary domestic exemptions may be restricted or unavailable depending on the proposal.
Planning drawings and supporting statement
A clear application typically explains the relationship of the proposal to the existing house, boundary treatment, surrounding properties, site levels and materials. Shadow or daylight information may be appropriate in sensitive cases.
Dublin local authorities
We review the relevant local authority area and current development plan. Dublin City, Fingal, South Dublin and Dún Laoghaire–Rathdown have different site contexts and policy requirements.
Information to include with your enquiry
The more accurately we understand the site and proposed development, the more useful an initial response can be.
- Full property address and Eircode, if available
- Existing use and proposed use or works
- Any planning reference numbers, decisions or drawings
- Relevant timescales and known constraints
Questions worth considering
- Has the house been extended before?
- Is it a corner or semi-detached site?
- Could the extension affect neighbours?
